What is a Comparative Market Analysis (CMA)?
A Comparative Market Analysis, or CMA, is a comprehensive evaluation that determines the fair market value of your property. It combines factors such as property features, location, recent sales, and market conditions to provide an accurate estimate.
How it Works:
Property Assessment: I'll assess your property, considering its size, condition, amenities, and unique features.
MLS Data: Utilizing the MLS, I analyze recent sales of properties similar to yours in your area.
Comparable Properties: I select comparable properties based on factors like location, size, age, and features.
Market Value Determination: By analyzing the data and making necessary adjustments, I provide you with an accurate market value range for your property.
Estimated Net Proceeds: In addition to determining market value, I can estimate your net proceeds. This includes considering the suggested market value, closing costs, and mortgage payoffs, giving you an idea of your potential net profit.
